Melbourne Housing Market Analysis Part ThreeImpact of Policy Change:“Sentiment has been weighed down by policy tweaks impacting property investors, which came into force on the first of January,” says Maree Kilroy, senior economist at Oxford Economics.“These include expanding the Vacant Residential Land Tax, adding an extra 1 per cent tax on residential land left undeveloped for more than five years in established areas of Melbourne, and reducing the tax-free threshold for land tax payments from $300,000 to $50,000”While there were no new property taxes and levies announced inlast week’s state budget, landlords will still have to pay an average of $1300 in extra land tax as a result of the new tax regime.Reference: Nila Sweeney May14 2024“Why would anyone want to invest in Melbourne’s housing market?” https://lnkd.in/eSHPVEtn

Come on The Labour Party you will need more than a few plans to boost the economy and win the next election!Creating a national wealth fund to deliver private and public investment and changes to planning laws to build 1.5m homes will just not spur the economy on!Virtually ever government for the last 40 years have promised 300,000 new homes built per year and failed! Affordability is the main reason as the private home builders will not want to build affordable homes unless forced as part of the planning laws as they gain more profit from higher value properties so if the house prices are soft they tend to slow down building so not to use precious land banks.Obviously, Rt Hon Rachel Reeves MP and Keir Starmer are getting a little concerned if the economy is starting to turn in The Conservative Party favour.I believe the election will be held as late as possible to allow the economic benefits to feed through to peoples sentiments. We need some major policies from The Labour Party to buy into that we can believe will make a difference.
